Epoxy vs Polyaspartic for a Texas Garage
I have thrown away about $180 of polyaspartic because I answered my phone. Round Rock, second week of August, west-facing garage, slab reading 108°F on the gun at 9:40 a.m. I mixed a two-gallon kit, took a two-minute call, and came back to a pail gone from syrup to jelly. By the time I got a squeegee into it, it was skinning behind the tool.
That is the honest difference between the two products people ask me to compare. On paper it is a chemistry argument; on a Central Texas site in summer it is a scheduling argument, and the schedule decides whether the floor comes out right.
What the two products actually are
100 percent solids epoxy is a two-part amine-cured resin. It goes down thick — 10 to 20 mils in a coat — wets into an open profile, grips hard, shrugs off gasoline and brake fluid, and costs the least of the real systems. Its weakness is ultraviolet: amine chemistry ambers, and where the door is up half the day the color shifts within 18 to 30 months. It also stays brittle, 2 to 5 percent elongation.
Polyaspartic is an aliphatic polyurea, and aliphatic is the word that matters — it does not amber, and a topcoat holds color a decade in direct sun. It goes down thin, 3 to 8 mils a coat, cures fast, and keeps 30 to 70 percent elongation, so it flexes under a hot tire instead of shearing at the bond line. It costs about twice as much and is far less forgiving of a bad substrate.
Pot life and cure windows decide the job here
- Epoxy pot life: 20 to 45 minutes at 77°F, 12 to 20 minutes at 95°F. Every 18°F roughly halves it.
- Standard polyaspartic pot life: 15 to 20 minutes at 77°F, and I have seen 6 to 8 in a hot garage. Extended-cure formulas buy 45 to 90 minutes and are worth the premium here.
- Temperature window: most epoxies want a substrate between 50 and 90°F. Polyaspartic cures from below freezing to past 100°F, which is why it owns both ends of the calendar.
- Dew point: substrate at least 5°F above dew point during application and cure. In a humid week that alone kills a morning.
- Return to service: polyaspartic is foot traffic in 4 to 8 hours, vehicles in 24 to 48. Epoxy is 12 to 24 hours and 5 to 7 days.
What a Round Rock garage does to both
Attached garages here sit on the Blackland Prairie clay belt, and subdivisions east of I-35 are on some of the most active clay in the state. It holds water for weeks after a storm and gives it back slowly, so the slab has a wetter source under it than a Hill Country slab. If the vapor retarder was torn during construction — on a fast-build subdivision it often was — you have a moisture drive problem whichever resin you pick.
Test it, do not date it. Calcium chloride measures vapor emission in lbs per 1,000 square feet per 24 hours; in-situ RH probes read internal humidity and are more reliable. Both are ASTM F1869 and F2170. Standard primers are rated to roughly 3 lbs and 75 to 80 percent RH; above that you need a moisture vapor barrier primer, and skipping it is the most common reason a garage floor delaminates — more in our piece on moisture vapor from below.
Then heat: a west-facing Williamson County garage runs 105 to 115°F in August, which is why honest crews start at 6 a.m.
What almost everyone actually installs, and what it costs
The head-to-head framing is a little false, since good systems use both. A typical build: moisture-tolerant epoxy primer, a 100 percent solids epoxy body coat at 12 to 20 mils, flake broadcast to refusal, scrape and vacuum next morning, two polyaspartic topcoats with aluminum oxide in the first for grip. Total film 25 to 40 mils.
Material cost, so you can read a bid: 100 percent solids epoxy about $0.90 to $1.60 per square foot at 15 mils; polyaspartic $1.80 to $3.20 for two coats; moisture vapor barrier primer $1.10 to $2.20. Installed in the Austin metro, single-color epoxy over ground concrete runs $4 to $7 per square foot and a full flake system with polyaspartic topcoats $7 to $13, plus $2.50 to $4.50 for moisture mitigation — call it $3,000 to $6,000 on a 440 square foot two-car garage. Anyone quoting Austin garage epoxy should list preparation, primer and topcoat separately and give moisture numbers before naming a price. A flat per-foot figure over the phone has guessed at the two costliest items.

Is polyaspartic worth double the price of epoxy? As the topcoat on a garage whose door faces sun, yes — it holds color and flexes with the slab. As the whole system it is harder to justify: a thin film over a slab that needed a thick primer buys nothing.
Can either be installed in a Texas summer? Yes, but the working day shrinks. Epoxy pot life falls to 12 to 20 minutes above 95°F and polyaspartic can gel in under 10, so crews mix small and work in sections. Be skeptical of a bid where one person grinds, primes, flakes and topcoats a garage in one afternoon.
How long before I can park on a new coating? Polyaspartic topcoats generally allow vehicles in 24 to 48 hours. Straight epoxy needs 5 to 7 days at 70 to 75°F, longer if the garage is cooler. Parking on a partly cured film is what produces dull tire-shaped patches in the first month.
