Slab Flatness and Why Floors Puddle

The email from my flex-bay tenant had a photo and one line: “This is nine hours after we washed a truck.” The water stood 22 feet inside the overhead door, a puddle the size of a dining table, a half inch deep. A 10 foot straightedge showed daylight under the center. That floor was six years old, poured under my ownership: broom finish, 6 inches, 4,000 psi, all of which I specified. Nothing in the contract mentioned flatness or slope, and that was the problem. Fixing it cost $11,400 across 1,800 square feet. Specifying it would have cost $900.

Flat and level are two different specs

Flatness is bumps and dips over short distances. Levelness is the overall plane, whether the floor tilts and how far. A floor can be flat and pitched the wrong way, or level on average with a birdbath every 15 feet. Either one puddles, and that bay had both.

For a shop bay you do not want level anyway. You want controlled slope, 1/8 to 1/4 inch per foot, running to a drain or out the door, and a surface flat enough that nothing dams it.

What the numbers mean

Flatness and levelness are measured as F-numbers under ASTM E1155, taken within 72 hours of finishing. Higher is better:

  • FF 20 / FL 15 — ordinary broom-finish utility slab, what you get when nothing is specified.
  • FF 25 to 35 / FL 20 to 25 — a good hand-troweled shop or garage floor, reasonable on a small commercial job.
  • FF 45 / FL 35 and up — laser-screeded warehouse floor for forklifts and racking. Costs more and needs the right equipment.

If F-numbers feel abstract, the older tolerance is easy to check on a walkthrough: no more than 1/4 inch of gap under an unleveled 10 foot straightedge. Put one in the contract, with who pays for the measurement and what happens if it fails, and an argument becomes a line item.

Why floors puddle

  • No slope was ever set. The forms went in level because nobody said otherwise. Most common cause, and the most expensive to fix.
  • Slab curl. The top dries faster than the bottom, shrinks more, and lifts panel corners and joint edges 1/8 to 1/4 inch, turning each panel into a shallow dish. Worse with a high water-to-cement ratio, thin slabs and short curing. At altitude in dry air the surface loses water fast enough to make this routine unless the slab stays wet or covered for seven days.
  • Water added at the truck. Wet concrete screeds easier, then bleeds, shrinks and curls more. The batch ticket records water added on site, worth keeping.
  • Base that was not uniform. A soft spot lets fresh concrete settle before it sets, and the low spot is permanent.

What a fix costs after the fact

  • Grinding high spots: $2 to $6 per square foot, only for local humps up to 1/4 inch.
  • Self-leveling underlayment: $4 to $9 per square foot, interior only, no wheel loads unless it is rated for them.
  • Polymer-modified topping with re-established slope: $6 to $14 per square foot. What I ended up buying.
  • Trench drain retrofit: $150 to $300 per linear foot with sawcutting, drain body and patching.
  • Sawcut and replace a bay: $10 to $18 per square foot, plus two to three weeks out of service.

Against that, adding a flatness spec, a slope requirement and an independent measurement to a new pour costs $0.20 to $0.60 per square foot; a laser screed adds $0.30 to $0.90 where the job is big enough. On 1,800 square feet that is under $1,000 either way. Over a fifteen year hold, the fix I bought runs $0.42 per square foot per year of avoidable expense.

Putting it in the contract

The language I use now on any interior slab is short: slope, drainage direction, flatness tolerance, measurement method and timing, curing duration, batch tickets at closeout. A licensed concrete contractor who does commercial floors will not blink. One who mostly pours driveways may price it higher, which is useful information. Anything built to fit that floor inherits its tolerance, which is why a Brooklyn millwork shop measures the slab itself before cutting a run of base cabinets instead of trusting the drawing.

Outside the building the same logic applies and is easier to get wrong, as our piece on drainage slopes that actually move water gets into. Worth flagging: accessible parking spaces and the routes connecting them are generally held to a maximum slope of 1:48, about 2 percent, in all directions, a tight window to hit. The standards are at ADA.gov, and on a small lot those areas deserve their own screed line.

Frequently asked questions

How much slope does a garage or shop floor need to drain? Between 1/8 and 1/4 inch per foot toward the door or a drain, or 1 to 2 percent. Below 1/8 inch per foot, normal construction tolerance eats the slope and water sits. Above 1/4 inch, carts roll and jack stands sit unevenly.

Is a puddle a defect the contractor should fix? It depends on what the contract specified. If no flatness or slope requirement was written, standard practice treats the work as meeting the agreed scope even when it ponds, and most commercial flatwork warranties run one year and exclude ponding unless a tolerance was named. The tolerance belongs in the specification, not in a phone call afterward. How it lands depends on your contract and your state.

Can a ponding floor be fixed without tearing it out? Usually. For dips up to about 3/8 inch, grinding or a polymer-modified topping re-establishes drainage at $6 to $14 per square foot. Beyond that, or where slope runs the wrong way across a whole bay, a trench drain at the low point is often cheaper than replacement and closes the bay for days, not weeks.
