Frost Depth and Why It Changes the Design

Every November a question gets added to my order script, and I ask it on every ticket going up the canyon toward Manitou Springs: is the subgrade thawed and covered? If the answer is a confident yes from somebody who has not walked the site since Sunday, I have a 10-yard load with nowhere to go. That concrete still gets billed, hauled back and dumped. Frost is a scheduling problem for me and a design problem for you.

What frost depth actually is

Frost depth is how far down the ground freezes in a normal cold season, and the local building department sets a design number that permits get checked against. Around Colorado Springs and the foothill towns above it, that figure sits near 30 inches. The city’s building and permitting department publishes the current requirement, which is worth confirming rather than repeating what a neighbor’s contractor said in 2011.

Here is the part that surprises homeowners: a driveway does not have to reach that depth. Frost depth governs footings, because a footing sitting inside the freezing zone gets lifted and dropped every year until the wall above it cracks. A driveway is a floating slab; it rides on the ground and is allowed to move a little. What frost depth changes for flatwork is not thickness, it is everything underneath.

Heave needs three ingredients, and you only get to remove one

Frost heave is not soil water expanding by nine percent. It is ice lenses growing, drawing more water up to the freezing front by capillary action and jacking the ground several inches. That needs frost-susceptible soil, available water and freezing temperatures together. Nobody is negotiating temperature at 6,400 feet, and the front range clays under these towns are as frost-susceptible as it gets: bentonite and claystone with the fine pore structure that wicks water toward a freezing front all winter.

So the design lever is water. That means:

  • Six inches of open-graded base, typically 3/4-inch road base, compacted to 95 percent standard Proctor. Its job is drainage as much as support.
  • Removing the worst of it. On bad claystone lots, 12 to 24 inches of over-excavation and replacement with structural fill runs $4 to $9 per square foot.
  • Grade that sheds. A minimum 1.5 percent cross slope, downspouts discharged well past the slab edge, and no planting bed uphill quietly irrigating the subgrade all summer.
  • Thickened edges and a garage transition that goes down to bearing, so the slab and the structure are not fighting each other at the door.

What the plant changes when it gets cold

From my side, cold weather is a list of substitutions. We heat mixing water, often to 140 degrees, so concrete leaves the gate warm enough to still meet the roughly 55 degree minimum delivered temperature thin exterior sections want. That is $6 to $14 per yard. A non-chloride accelerator adds $10 to $20 per yard, and it is the right one to spec with rebar in the slab, since calcium chloride and steel do not belong together in a driveway meant to last. Air entrainment at 5 to 7 percent is not optional here in any season, with 4,500 psi a sensible target.

After the truck leaves, protection is the contractor’s: blankets for at least three days, and never placement on frozen ground, because the subgrade thaws afterward and the slab settles into the void. Our piece on what can and cannot be done cold covers where the practical cutoff sits.

One more thing about this altitude: the air is dry enough that even in cold weather a slab loses surface water fast. Cover it, or you get a weak, dusty top layer that flakes by the second winter.

Frequently asked questions

Does a driveway have to be poured below the frost line? No. Frost depth requirements apply to footings under structures. Driveways and sidewalks are floating slabs designed to tolerate seasonal movement, so the money goes into base, drainage and reinforcement instead of depth.

Can ready-mix be delivered when the ground is frozen? It can be delivered, but it should not be placed. A load turned away at the site is still billed, usually at full price plus a $75 to $200 return charge, so it is worth checking the subgrade the afternoon before rather than the morning of.

How late in the year can concrete be poured in the Colorado Springs area? Crews routinely pour into November and sometimes December when a warm stretch lines up, using heated mixes, accelerator and blankets. Below about 20 degrees overnight most stop, and the added protection costs $1.50 to $4 per square foot.
