When a Driveway Is Past Saving

The driveway I keep coming back to sits on a Rockrimmon hillside: about 900 square feet, poured in the late 1990s, with eleven cracks wider than a pencil, a 2 inch step where the slab meets the garage apron, and one panel near the street that rocks when a car rolls over it. The owner had a $4,100 repair quote and one question: does that buy another ten years? I put it to four people who work on concrete for a living. Three said no, and the one who said maybe attached conditions.

The checklist they converged on

Nobody used the same words, but six checks kept surfacing. Any one of them is survivable. Three or more together is where repair money stops compounding.

  1. Does any panel move? Stand on a corner and rock it. Movement means the support underneath is gone, and patching the top of a floating slab fixes nothing.
  2. How wide are the cracks? Under 1/8 inch is maintenance. Between 1/8 and 1/2 inch is a real repair. Past 1/2 inch, especially with vertical offset, the slab has already broken into independent pieces.
  3. How many pieces are there? One contractor’s rule of thumb: past roughly eight pieces per 1,000 square feet, a driveway behaves like rubble with joints.
  4. Is the surface itself failing? Scaling, broadly exposed aggregate, and a surface that sheds sand under a screwdriver point to a weak top layer that no coating will rescue.
  5. Is there vertical offset at joints? A step of 1/2 inch or more is a subgrade problem rather than a concrete problem, and it returns through any patch.
  6. Is water running the wrong way? If the driveway drains toward the garage or foundation, replacement is also the only chance to fix grade.

What this ground does to the clock

Rockrimmon is a hard place to keep concrete flat. Soils along that stretch of the foothills include bentonite clay and weathered claystone, which swell wet and shrink dry, so the slab sits on something that changes volume with the season. The frost line runs near 30 inches. The daily temperature swing puts the Front Range near the top of the national count for freeze-thaw cycles, so water in the pores freezes and expands far more often per winter than in most places.

Add dry air that pulls moisture out of fresh concrete fast enough that a poorly cured 1990s slab may never have reached the strength its mix allowed. Add hillside cut-and-fill, half the driveway on undisturbed ground and half on fill. A slab in that setting is not failing because it was cheap.

The arithmetic that settles it

Every estimator I asked landed near the same threshold: when repair reaches roughly half the cost of replacement, replace. Replacing that 900 square foot driveway, at $9 to $16 per square foot for a 5 to 6 inch section with reinforcement and real base work on a sloped lot, runs $8,100 to $14,400. A $4,100 repair is already at the line against a low-end replacement, and it leaves the original grade, base and concrete in place.

Where repair does make sense is narrower than people expect: sound concrete, stable cracks, no rocking, no drainage problem. Under those conditions an overlay is legitimate, and the case is laid out in resurfacing over old concrete, and when it holds.

What a core tells you that photographs cannot

The only firm answer came from someone in a materials testing lab: stop guessing. A 4 inch core, pulled for $300 to $800 including the patch, shows actual thickness, whether there is base underneath or bare clay, and whether the concrete was air entrained. Sent out for the petrographic examination described in ASTM’s standards for examining hardened concrete, it also shows whether the paste itself has deteriorated. On a $12,000 decision, a few hundred dollars to learn whether the slab was ever built to survive here is a fair trade.

Frequently asked questions

At what point does repair stop making financial sense? Around half the replacement cost, which for most residential driveways means a repair quote of $4,000 to $6,000 on a slab worth $10,000 to replace. The other trigger is repetition: two rounds on the same area in five years means the problem is underneath.

Does a driveway have to be replaced all at once? No. Replacing by section between existing joints runs $900 to $2,500 per panel and makes sense when a few panels failed and the rest is sound. It is poor value when the whole slab is at the end of its life, because mobilization gets paid for twice.

Will a new driveway on this soil crack too? Eventually; the goal is controlling where. A 5 to 6 inch section with #4 rebar at 18 inches on center, over 6 inches of compacted base on moisture-conditioned subgrade, with control joints at 12 to 15 feet and 5 to 7 percent air entrainment, keeps cracking at the joints rather than across the middle.
