Sealing a Concrete Driveway: When It Helps

I have sealed the same 900 square feet of shop apron three times with three products, and only one was worth the Saturday. The first was a cheap acrylic that looked glossy for a season, then went milky in the wheel tracks and peeled where the tow truck dripped. The second came off with a citrus degreaser I use on transmission cases, which told me what it was bonded to. The third has been down four winters and I can still see the broom finish through it.

Sealer is the one concrete decision an owner usually makes alone. It is also where the money gets wasted, because people buy it hoping it fixes something structural.

What a sealer does and does not do

A sealer manages water, chlorides and staining at the surface. That is the whole job. It adds no strength, closes no crack, carries no load and does nothing about a base that settled. On a slab that is already scaling, sealer over the damage locks moisture into a failing surface and makes the next winter worse.

Where it earns its money is chloride ingress. A penetrating sealer cuts water absorption by 80 to 95 percent, and less water in the pores means fewer freeze-thaw cycles doing damage inside the concrete.

The four families, with real numbers

  • Silane and siloxane penetrants. Soak in 1/8 to 3/8 inch and react in the pore. Breathable, no film, no change in appearance. Coverage 150 to 250 square feet per gallon, reapply every 3 to 7 years, material $0.30 to $0.90 per square foot. My third try, and the right answer in salt country.
  • Silicate densifiers (lithium, sodium, potassium). React with free lime to harden the surface and reduce dusting. Good on a shop floor, but they stop neither oil nor water.
  • Acrylics. A thin film and a wet look, $0.25 to $0.60 per square foot in material, reapplied every 1 to 3 years. Slick when wet, and prone to blushing white if the slab was damp.
  • Epoxies and urethanes. Interior only, and they demand moisture testing first: a calcium chloride test at or below about 3 pounds per 1,000 square feet in 24 hours, or in-slab relative humidity under 75 to 85 percent.

When it is worth doing

Seal a new exterior slab once it has cured a full 28 days, before its first winter, in a freeze-thaw and de-icer climate. Seal an existing slab when water poured on it darkens the concrete in under a minute. Seal a shop apron that takes oil, because staining is the whole reason.

Skip it on a slab that is actively scaling until the surface is repaired. Skip it where moisture is pushing up from below, a different problem covered in our piece on prepping a slab for coating. And in a climate that never freezes and never sees salt, sealing a broom-finished driveway is mostly cosmetic.

Oil, degreaser and what actually attacks concrete

Motor oil stains concrete but does not destroy it. Acid does the chemical damage: battery electrolyte, some aggressive wheel cleaners, anything below about pH 5.5 etches cement paste. Ammonium-based de-icers dissolve concrete outright and belong nowhere near a slab. Strongly alkaline degreasers, safe for the concrete itself, strip an acrylic film, and citrus or solvent cleaners take it off faster. A penetrant survives all of that because it lives inside the pore rather than on top.

Doing it so it lasts

Clean, degrease, rinse, then let the slab dry 24 to 48 hours, closer to 48 after pressure washing. Sealing damp concrete is the most common way to ruin the job. Apply at a surface temperature between 50 and 90 degrees F with no rain expected for 24 hours, in two thin coats rather than one heavy one.

Solvent-based products need more ventilation than the label suggests. I open both overhead doors and run the exhaust fan, and never seal an enclosed bay with equipment running; solvent vapor and respiratory hazards in enclosed workspaces are covered in material published by OSHA. Professional application outdoors runs $0.50 to $1.50 per square foot, so a 600 square foot driveway is $300 to $900, against roughly $150 to $450 in material doing it yourself.

Frequently asked questions

How soon can a new concrete driveway be sealed? Twenty-eight days is the standard wait and it is not arbitrary. The slab needs to reach design strength and release bleed moisture, and most penetrating sealers will not react properly with green concrete. Curing compounds applied at the pour are a separate product and do not replace a sealer.

What happens if sealer goes on a wet slab? Film formers trap the moisture and go cloudy white, sometimes within days. Penetrants cannot reach pores already full of water, so most of the product sits on top and wears off. Either way the money is gone, and stripping a failed acrylic runs $1 to $3 per square foot.

Does sealing make a driveway slippery? Film-forming acrylics and urethanes do, particularly on a slope when wet. Broadcasting a fine aggregate or polymer grit into the second coat fixes it for a few dollars a gallon. Penetrating silane and siloxane sealers leave no film and do not change traction.
